Traffic Study for the Symes Toyota Dealership Project
Raju Associates, Inc. completed the preparation of a traffic study for
the Symes Toyota Dealership Project located on Foothill Boulevard in the
City of Pasadena, California. The Symes Toyota Dealership Project
consisted of a new 71,200 square foot car dealership on a 5.51 acre site.
It included a service building with 56 bays and 145 spaces for new car
storage and a 33,200 square-feet two-story main building containing a
showroom, offices, and parts center. The project provided 190 parking
spaces for employees and customers and 325 spaces for new and used car display.
Raju Associates was involved in all aspects of the study including
development of a memorandum of understanding (MOU) detailing the
scope, assumptions and parameters to be used in the study, preparation
of traffic impact analysis, and identification of mitigation measures.
Raju Associates worked closely with the City staff and representatives
of the project applicant throughout the course of this study.
This traffic study was prepared consistent with the City of Pasadena’s
Transportation Impact Review – Current Practice and Guidelines document.
The study included the analyses of numerous intersections and roadway
segments in the area surrounding the project site, proposed parking
conditions at the site using the City of Pasadena parking code requirements,
and access and circulation at the proposed driveway providing access to
parking for the project. Existing traffic conditions were analyzed at
the site, and future traffic conditions were developed both with and without
the project as well, to examine the impacts of the proposed project.
